Most of them have already spent an evening searching, found something that looked exactly right, and landed on a page that quietly told them it closed years ago. Let me save you that evening.

The big federal fund is closed in Florida, and so is the Hardest Hit Fund. What remains is smaller, more local, and far less advertised. If you live in Jacksonville you may qualify for up to $12,000 through the city's Foreclosure Intervention Program. Duval County runs a separate emergency assistance program for households in a documented crisis. Statewide, HUD approved housing counselors will work your case for free, and your own servicer is required to review you for options before it can foreclose. Legal aid and free attorney consultations exist too. None of this happens automatically. All of it starts with a phone call. Begin with the free help, begin this week, and never pay anybody upfront.

01The Program Everyone Is Still Searching For
The Homeowner Assistance Fund came out of the American Rescue Plan. Nearly $10 billion nationally, meant for homeowners who fell behind because of the pandemic. Florida's version offered as much as $50,000 toward past due payments, taxes, insurance and association fees. It helped a lot of families, and then the money ran out.
The trouble is that the internet does not update itself. Search for mortgage help in Florida today and you will still find pages describing that program in the present tense, because nobody went back to change them. Some are simply old. Others exist to collect your phone number and sell it.

Most were written while the fund was open and never touched again. A few are lead capture forms with no program behind them.

Registration closed in July 2022. Applications closed in August 2022. The Hardest Hit Fund is closed as well.
No statewide replacement has opened. If a site promises you this money in 2026, be careful with it.
I say this plainly because the worst thing that happens here is not getting turned down. It is spending six weeks waiting on an answer from a program that stopped existing, while the clock on the real case keeps running.
02What Is Actually Open Right Now
Here is the current list, smallest hurdle first. None of these are famous, which is exactly why they still have money in them.
Jacksonville Foreclosure Intervention
Up to $12,000 · Duval County
Run by the city through approved providers including Jacksonville Area Legal Aid and the Jacksonville Urban League. It can bring a mortgage current, support a modification, or help refinance an adjustable rate loan, with counseling included. The money is a deferred loan secured against the home for five years. First come, first served, and it does not cover Baldwin or the beaches.

The city's Social Services Division helps households in a documented crisis such as job loss, a drop in income, medical bills, or a death in the family. It can cover mortgage, rent or utilities, paid straight to the supplier. Income generally has to be at or under 200 percent of the federal poverty level, and appointments fill fast.

State housing money passed down to local governments, and every county spends it differently. Some fund foreclosure prevention, some fund repairs, some neither. Worth one call to your county housing office. Outside Duval this is often the only local money there is.

The most overlooked source of help is the company you already send payments to. Reinstatement, forbearance, modification, and in some exits relocation assistance. No application fee, no income cutoff for asking. Section four covers what they must do once you raise your hand.

03The Free Help Almost Nobody Uses
What a HUD approved housing counselor costs you. Foreclosure prevention counseling is free by design, and the counselor's job is to represent your interests, not your lender's.
This is the most underused resource in the country, and I say that as somebody whose business would technically do better if you never called them. A counselor goes through your income and debts, tells you which options your particular servicer and loan type actually offer, helps you assemble an application that will not get bounced, and will often get on the phone with the servicer alongside you. That last part matters more than people expect. A counselor knows the vocabulary and does not get transferred into a loop.
There are two easy front doors. HUD keeps a directory of approved agencies and a phone line at 800-569-4287. The Homeowner's HOPE Hotline runs around the clock at 888-995-HOPE. The Consumer Financial Protection Bureau will also connect you with a counselor at 855-411-CFPB. Any of the three gets you to the same kind of person.

04What Your Lender Already Owes You
People treat their servicer like an opponent, so they avoid the call. Understandable, and expensive, because federal rules give you more standing than most homeowners realize.
Your servicer generally cannot make the first foreclosure filing until you are more than 120 days delinquent, which is roughly four months of runway built into the rules. Once you submit a complete loss mitigation application, the servicer is restricted from starting or advancing a foreclosure while it is pending. They also owe you a point of contact who can tell you where your file stands. And if your loan is FHA insured, they have to look at the options that keep you in the home first.
An application that is sitting in review is doing work for you. An unopened envelope is not. The protection only exists once you have actually applied, which means the single most useful thing you can do this week is call your servicer, say the words "I would like to apply for loss mitigation," and ask what documents they need. Write down the date, the name of the person, and the reference number. Then call a counselor to help you finish the package properly.

05When a Lawyer Is Worth It
Not every case needs one. But some do, and people wait too long because they assume they cannot afford it.
Legal aid comes first. Jacksonville Area Legal Aid represents homeowners facing foreclosure at no cost when they qualify by income, and they are also an approved provider for the city's intervention program, so one call can put you in front of both. Similar organizations operate across Florida.
Beyond that, plenty of Florida foreclosure defense attorneys offer a free first consultation. That hour is worth taking even if you never hire anybody, because a lawyer can tell you within minutes whether there is a real defect worth raising, whether your timeline is what you think it is, and whether what your servicer offered is normal. Verify anyone through The Florida Bar directory before you pay a dollar.
Bankruptcy deserves an honest mention rather than a scary one. Filing triggers an automatic stay that stops a foreclosure sale, and a Chapter 13 plan can let you cure what is past due over several years while staying in the home. It is a serious step with long consequences and it is wrong for some people. Which is why it belongs in a conversation with a bankruptcy attorney about your real numbers, not a decision made at midnight on your phone.
06How to Spot the People Who Are Not Helping
Foreclosure filings are public record in Florida, so within days of a case being filed the letters and calls start. Some are legitimate. Some are from people who found your name in the court file and are counting on you being frightened enough to skip the questions.

Guarantees. Pressure to sign today. Being told not to talk to your lender or your own attorney. Anyone asking you to send your mortgage payments to them instead of your servicer.

Someone who slows you down, encourages you to talk to your servicer directly, and tells you to have anything you sign reviewed by an attorney first.

Any request to transfer your deed, or a "sell now and lease it back" arrangement. This is how people lose the house and the equity in one signature.

Is the Homeowner Assistance Fund still open in Florida?
No. Florida closed program registration in July 2022 and closed applications the following month. The older Hardest Hit Fund is closed as well, and no statewide replacement has opened. If a website is promising you Homeowner Assistance Fund money in Florida today, treat it with real caution.
What is the fastest emergency help if I am about to miss a payment?

Does housing counseling actually cost anything?
